What is the current status of nationality restrictions/sanctions in the EB-5 visa application process?

My country of birth is Iran, but I am based in Egypt. Would I technically qualify for an EB-5 visa if I were to invest in a rural TEA project? Would my nationality in itself cause any issues? Are there generally any “banned” cases? If so, are there any ways to bypass this?

There are banned countries; if you can avoid using funds from Iran that would be beneficial to you. Good luck!

You may be subject to OFAC and yes, the economic sanctions will be considered, but should not be fatal to an application.

Yes, you will be qualified to invest in a rural TEA project for the purpose of the EB-5 visa application regardless of your nationality.
