Most of the good Regional centers have a low investment returns, usually 1-2%. Some other less reputable ones brag higher return. However, the EB-5 investment program requires that the investment must be at risk. Thus, no regional center could guarantee any specific return on investment nor guarantee that the principal amount be returned at specific time. Nevertheless, good regional centers with proven track record should give you an idea of how much the annual interest income could be and if they had returned any investments to their investors.

Not all investments get a return and those that do get a minimal return. There are however some that give a reasonable return. By US law the investment must be at "risk" There is always a possibility of losing all or a part of the capital invested. By doing due diligence you will decrease the chances of investing in a project that may fail.

Generally funds are returned in 4-6 years, give or take a bit. As for the return being offered, that varies too. Most centers pay in the range of 0.5-1.0% per annum, although some projects pay more (maybe 3-5%). However, those are usually structured differently with the investor bearing a bit more risk in return for the higher rate. You need to talk to your attorney and the answer could be provided after you select your Regional Center. Usually, there is no return on $500,000. If you want control of your investment and want to make return on it you would need to invest $1,000,000.
